Apartment Etiquette Most People Learn the Hard Way

Living in an apartment is 90% being a reasonable human and 10% knowing a handful of rules nobody explained. After managing communities for 30+ years, we’ve seen the same small misunderstandings cause 80% of the friction between neighbors. Most of it is preventable. Here’s the field guide to apartment etiquette that’ll keep you off your neighbors’ bad side and out of your leasing office’s email.

01. Noise: What "Quiet Hours" Actually Means

Most Washington leases set quiet hours from 10pm to 8am weekdays and 11pm to 9am weekends. That doesn’t mean silence. It means normal indoor activity only. No bass, no power tools, no full-volume TV, no loud phone calls in the hallway.

 

The single most common noise complaint in our portfolio: subwoofers. If you have one, put a foam isolation pad under it or move it off the floor entirely. Your neighbors below hear it as a physical sensation.

02. Shared Laundry

  • Set a timer. Come back when the cycle is done. Don’t leave clothes sitting.
  • If someone’s laundry is already done, give it 10 minutes, then move it to a basket (not the floor).
  • Wipe out the lint trap after every dryer cycle. A full lint trap is a fire risk.
  • If you break a machine, tell the office. Don’t just leave it.

03. Trash, Recycling, and Bulk Items

  • If your community has chutes, bag everything before it goes in.
  • Recycling goes in recycling. Food containers need to be rinsed. Greasy pizza boxes go in trash.
  • Mattresses, couches, and large furniture are NOT building bulk pickup. Schedule a bulky item pickup with the local waste hauler.

04. Pets in Common Areas

  • Leashes in every common area. Always. Even for the “friendly” ones.
  • Pick up waste every single time. Carry bags in your jacket pocket.
  • Don’t let your dog bark at the window all day while you’re at work.

05. Package Rooms and Porch Pirates (You)

If your building has a package room or parcel lockers, check your notifications and get your package within 24 hours. Cardboard boxes break down into the recycling.

Never pick up a package that isn’t yours, even accidentally. Look at the name. If you grab the wrong one, bring it back within the hour.

06. Parking, Reserved and Otherwise

If you have an assigned spot, it’s yours. If someone is parked in it, contact the office before you call a tow, but you can call a tow.

  • Don’t park over the line. The line exists.
  • Don’t leave a non-running vehicle in a spot for weeks.
  • Guest parking is for guests. Your second car that hasn’t moved since November isn’t a guest.

07. Hallway, Balcony, and Patio Rules

Hallways: nothing outside your door except a doormat. No storage, no trash bags, no shoes, no umbrellas. This is a fire code issue as much as an etiquette one.

 

Balconies and patios: no drying laundry on the railing, no grills that aren’t permitted (most WA apartments prohibit charcoal grills on balconies by fire code), no large storage piles. If you smoke and your community is smoke-free, your balcony is not a workaround

08. When to Actually Call the Office

Things you SHOULD call about: water leaks of any kind (even at 2am), smoke smells you can’t place, someone trying to enter the building or follow you through a secure door, any situation where you feel unsafe.

 

Things to handle yourself first: a neighbor playing music at 6pm (try knocking first), a broken hallway light (use the maintenance portal), a friend’s package delivered to your door (walk it over).
